    Will customer who buys plot/villa in these projects end-up like me still waiting for more than year to get it released?

    Amoda are promoters of N.H.Bhaskar Reddy and N.H.Prasad Reddy with N.H.SARABHA REDDY (Triangle Realty Ventures)

    Last year, March 2013 I went with an agreement to buy the property with initial 25% booking on the property in Bangalore near Chandapura. They said few are unreleased and within 2 months it will be in release mode but you can book, so booked it. Till now its not released and they are pressuring to go for registration as BMRDA is asking more money or meetings with them will take some more time. I had talk with the Amoda team and they are demanding another 25% amount (total of 50%) as they are in less fund to develop or they are ready to refund. I got to know that since the price have gone higher they have strategy to take back and sell at current price. When asked for refund they will be giving back the amount whatever we had given without paying any extra amount.

    They are earning profit with customer amount and this is not the first time and earlier properties were also had similar issues ! not sure. Aishwarya properties V. Bhaskar Reddy and B.H Bhaskar Reddy are the same?

    1. Hi Mr. Sikandhar, Little surprised to see your comment, I have also invested in Amoda. But as per all the documents received, Amoda Properties belongs to Mr. Chalapathi. He is the proprietor of Amoda. Amount paid has been gone to Chalapati account. And I have reconfirmation on the same. I have also verified documents, as per my lawyer clear title it has.
      I am very happy that my land has earned around 100% appreciation. But now bit shocked you saying amoda belongs to somebody else not chalapati. Can support me with documents.

    2. Please look at https://amodasprings.wordpress.com/, they are frauds and cheating the people. Thou its marketed by Chalapathy Naidu, internall they all 4 of them have the unregistered MOU signed to market N.H. Bhaskar Reddy and N.H.Prasad Reddy land by forming the layout by N H Sharabha Reddy.
      They are not refunding the booking charges paid, since 4 months, we are behind them and new stories are being formed. They have suggested us to go fight the case legally or do whatever you can.

      Please look at the agreement or registered sale deed having "APA/LAO/79/2007-08" which is owned by N H Bhaskar Reddy. http://www.anekal-pa.in/lol17.html and look at SL No. 489. This land was marketed in the name of Amoda Springs.

      Or please let me know how did Mr Chalapathi got the ownership on the land.

    6. Your money is safe, can you ensure other customers money is also safe when invested with N H Bhaskar Reddy, Nh Sharabha Reddy and N H Prasad Reddy?

      We are blowing the whistle so that people and their belongings are safe and ensure not to fall into the same pit as we; which are the trap(s) built builders rather than well developed plots.

  5. Take enough care while investing in any project started by "Anish projects". This is held by Bhaskar Reddy, Prasad Reddy and Sharab Reddy. Their modus of operandi is very simple, they will lure you with prices little less than market price and make you sign up for plot.

    Typically, BMRDA/BIAPPA authority will not release plots to sell in market. They retain 40 - 50% of plots until development is complete as per the rules. These people will develop 40 - 50 % of required development with sub-standard material. Later they will drop the ball and stop development.

    There you go.. You are stuck for ever. They will neither give you advance that you have paid nor let you register the plot. Only way you can get to register is illegally unapproved plots. If you happen to do so, darn thing. All your hard earned money is stuck. Neither you can sell it nor do anything. As its illegally registered (B-Katha), 2 things happen.

    1. Approving authority can take back these unapproved plots and auction them as per rules. So you lose chance to claim anything here.
    2. Seller can resell them after few years again as your registration illegal.

    I am one of the victims who has fallen into this trap. I had paid 25% for "Amoda Springs" in 2012 and till now there is no further progress. After months of follow up, they have categorically declined to either refund or completely develop. In short they said "Send me a notice and do what ever you can". This means, they are prepared for all legal consequences and have least respect to Indian judiciary.

    Unfortunately as a common man, I have to take a long legal battle. They will drag this forever and you feel disgusted with it. Sorry guys, this where you end up.

  8. Hi, I have already invested in two projects of Anish. Projects name called as Anish Palms and Anish Calieda. And I m very much happy with the documentation and service of Anish Projects. I have given many references also to Anish Projects. I will not believe that under Anish this type of thing will happen.. I have also visited for common wealth villa project. I like the concept what they are bring here. It’s not a small projects, it’s a very huge land 201 acres with villas and price also very reasonable. I have already verified the documentation also. Now I m very happy to become a part of Common Wealth too. BALLU I m not convinced with you . What you have given here the wrong comment about Anish Projects .As I m the customer of Anish from last 2 years. I have never heard about Amoda & Chalapathi these name are new to me & never seen them also.

  13. Anish common wealth is a very good project. I had zeroed in on this project considering the feasibility of location, amenities and the rates offered .At the outlet, the staff at site was very upright and forth coming in answering all my queries, and even helped me to choose the right villa. simple suggestion for all of you there looking for an villa here, do visit the project, talk to the staff there and then take a call, rather than just going by reviews here, which Iam certain does not give all the facts.It is definitely a better option than going by the reviews .

  18. It's a Very Good project, with a good location, amenities are also very good . The customer service at the site was very good.I am Highly Impressed.
    I have been to the site the staff was really humble and responsive .Overall the site visit experience with Anish Group near Whitefield Bangalore was Ossome.

    Their rate is also very realistic and reasonable taking into consideration their quality and amenities. It was an awesome experience with this group.
